Closing the Deal: Contracts and Registration

The Contract

The earnest money (手付金) is typically 5-10% of the purchase price, functioning as a penalty deposit. On settlement day, all parties meet to complete payment, sign transfer documents, hand over keys, and the judicial scrivener files ownership registration. Remote closing via power of attorney is common for international buyers.
