Insurance Essentials

Fire insurance covers fire, wind, hail, water damage, and theft — NOT earthquakes. Earthquake insurance is separate (add-on to fire), covers up to 50% of fire insurance value (max ¥50M), and is government-backed. RC mansions cost ¥15,000-40,000/year; wooden houses ¥40,000-100,000/year. Earthquake insurance is near-essential given Japan's seismic activity.
